Palisades Regional Investment Funds [PRIF and PRIF II]

Investing in commercial real estate takes discipline, prudence and a wealth of experience. These are the qualities that Palisades Financial brings to every real estate transaction, and the same qualities that led to the formation of the Palisades Regional Investment Funds.

The Funds provide commercial real estate investors with the opportunity to participate in ownership and investment in real estate assets, including:

• Specialty (golf courses, resorts, auto dealerships, etc.)

The Palisades approach is a real estate funding philosophy based on prudent analysis of profitable investments. The Funds emphasize investment strategies on value-added, distressed and event-driven real estate opportunities.

PRIF was closed to investors in 2005 and made 62 investments in real estate transactions totaling more than $626 million with an aggregate real estate value of more than $783 million. Future Funds will have similar investment strategies and terms.

Palisades Financial acquired a 70% occupied 50,000 SF Class “A” office building with direct access to the George Washington Bridge for $6,800,000 . It is estimated that once stabilized at 90% occupancy, the net operating income (before debt service) can reach $560,000, resulting in returns of over 19%.
